Ten Peaks Ranch —Riverfront Mountain Retreat
THE TEN PEAKS RANCH is the jewel of the upper Crystal River Valley. A 56-acre parcel of vacant land, the Ten Peaks Ranch offers the opportunity to build your dream estate the way you want in a splendid alpine setting.

This is a view of the ranch property, looking south to Prospect Mountain. The southern border of the property goes about halfway up the aspens in the middle ground of the picture.
Horseback riding, fly-fishing, elk hunting, trophy mule deer hunting, Nordic skiing, kayaking, hiking, four-wheeling, mountain biking, rafting, golf, wildlife viewing--they're all either on the property or minutes away. The Ten Peaks Ranch has 1,000 feet of Crystal River frontage on the north and borders the Raggeds Wilderness Area on the south. Views are stunning--you can stand in one spot and view ten mountain peaks. Set out from your
property and hike to Crested Butte. Offered at $1,600,000.

Ten Peaks Ranch is 56 acres of lush
mountain meadow, Crystal River frontage and aspen groves under the Elk Mountain Range. There are several
outstanding building sites. To the north is the Crystal River. To the south is the Raggeds Wilderness Area. To the west is a historic ranch that has been placed in a conservation
easement. To the east are a few homes and a timber frame builder. Access is easy. Most of the parcel is flat. The
Gunnison County subdivision process is partially completed for a 3-lot subdivision. The well on the property can provide water for three homes. There is good potential for a
conservation easement on the property.

This is mountain springwater gushing from the meadows of the Ten Peaks Ranch in June. We measured over 5 cubic feet per second flowing from the ranch. The ranch has filed for 1.2 cfs of water rights. It's plenty of water to build a trout pond and irrigate your horse pasture!
The Ten Peaks Ranch has filed for 1.2 cfs of
irrigation rights. During the spring, the wetlands on the property produce a healthy flow of water from the mountains just above the ranch. There is ample water for trout ponds and irrigation. Also, the ranch has 1,000 feet of Crystal River frontage on the north end of the property.

This is a photo of the Crystal River as it flows through the north end of the ranch. Good fishing and kayaking!
The Ten Peaks Ranch has historically been used as horse pasture for outfitting operations. The meadows are naturally sub-irrigated and very lush. Grass grows chest-high with no irrigation. The Ten Peaks Ranch is a beautiful horse property.
PHOTO SHOOT LOCATION It's so pretty, in fact, that the ranch property has been used as a photo shoot location for Marlboro, who used the beautiful aspen groves for a winter horse photo, and for Bushnell optics, who used the stunning mountain backdrop for a photo of a wrangler and two hunters packing an elk out of the high country.
Ten Peaks Ranch is located near Marble,
Colorado, in the upper Crystal River Valley. Carbondale is 1/2 hour away; Glenwood Springs is 45 minutes; Aspen is 1 hour. Roads are good. Year-round access is excellent. The Marble Airstrip, 4, 600 feet, is only 1/2 mile away.
Herds of elk inhabit the ranch during spring, summer, and fall. Deer are present in the summer. Excellent fishing for German browns, rainbows,
cutthroats, and brook trout. Bighorn sheep and mountain goats just a mile away.
Various hawks, eagles, and small game.
